The 27-acre mixed-use project on the north side of downtown Miami is injecting life into a long-neglected area of the city. The Paramount condominium tower and the Caoba apartments are already completed and welcoming residents. Much of the retail space is finished, but tenants aren’t expected to open until the second half of 2021. Meanwhile, the next series of towers are lining up for development.
On Feb. 19, the city’s Urban Development Review Board will consider plans for Miami World Tower at 700 N.E. First Ave. The 2.17-acre site was acquired for $43 million in May 2019 by Miami World Towers LLC, an affiliate of Lalezarian Properties in New York.
The project would total 834,795 square feet, with 560 multifamily units taking up 485,672 square feet, 3,136 square feet of retail on the ground floor, and a 401-space parking garage. Amenities would include a 4,622-square-foot fitness center, a theater room, and 3,293 square feet of lounges. There would be a sports deck on the fourth floor. The pool deck would be on the top floor, with the fitness room one room below it.
