Miami Today Revisits the Story Behind Miami Riverside Development

Miami Today shared the details behind the negotiations and progress of the Riverside site where the City of Miami’s administrative offices currently stand. After the building was declared “functionally obsolete” in 2015, the city partnered with Adler Development, which divided the project into three phases for development.

Phase 1A, designed by Nichols Architects, was sold to Mill Creek Residential and is now in the final stages of construction as Modera Riverside. This luxury residential tower marked the first milestone in redeveloping the site.

The focus has now shifted to Phase 1B, as preparations on-site have begun with fencing around the area. Initially, this section was set to house a new city office building. However, with the city opting for a different location near Miami International Airport, Phase 1B was reimagined. The redesigned 36-story tower received approval from the Design Review Committee in November 2023 and will feature 345 residential apartments.

Nexus Riverside, the new luxury, Class-A multi-family building, will offer over 35,000 square feet of amenities across two decks. It will also be directly connected to Modera Riverside (Phase 1A), creating a seamless link between the two buildings. Both towers—Modera Riverside and Nexus Riverside—were designed by Nichols Architects, underscoring their key role in shaping this development.

Looking ahead, once the city relocates to its new offices at 1822 NW 37th Ave., adjacent to Miami Freedom Park, Phase 2 will proceed. This final phase, with design currently on progress, will complete the transformation of the Riverside area.
