Adler Group has proposed a 36-story apartment tower designed by Nichols Architects, near the Miami River after a deal for a municipal building on that location fell through.

The city’s Urban Development Review Board will consider plans for the 29,971-square-foot site at 230 S.W. Third St. on Nov. 15. Owned by Lancelot Miami River LLC, an affiliate of Pembroke Pines-based Adler Group, the site is located just north of the river and on the east side of Interstate 95. It’s called Nexus Riverside.

Directly east of this vacant site is the ongoing construction of Modera Riverside, a joint venture between Adler Group and Boca Raton-based Mill Creek Residential that will feature 428 apartments in 36 stories.

Coral Gables-based Nichols Architects designed the projects and Cinthia Santos of Chalk & Brush was hired to create the mural on the building.
