Just a few blocks from Fort Lauderdale beach, a luxury condo with 14 floors is expected to transform the block where the popular restaurant Franco & Vinny’s once stood, right across the street from Hugh Taylor Birch State Park. The $65 million project known as Ocean Park Residences won unanimous commission approval last month.

The plan is to build a 76-unit condo building and a separate five-story parking garage with 156 spaces. The condo tower will stand 144 feet high. The garage will be 66 feet, 2 inches high.

“The changes are significant, but all for the better for the surrounding buildings and the neighborhood,” said Vice Mayor Steve Glassman, whose district includes the neighborhood.

The condo tower will have a rooftop pool and amenity deck. A pickleball court and fitness center are planned for the roof of the parking garage.

Critics of the earlier project have become supporters now that it’s been scaled back, Chakas said. The block — once home to restaurants, a scooter rental store, massage center, car rental agency and palm reading shop — is long overdue for an update, neighbors say.
